1. Inspection of Mold Damage
Our inspectors use state of the art moisture meters to measure the moisture in your wood floors, walls, ceilings, and cabinets. We also use infrared thermal imaging cameras to identify the origin and the extent of the damage. Air quality is also checked by capturing a sample of the air stream on a filter. This filter is then sent to a third party accredited laboratory for analysis. With all of this data, our inspectors can then make recommendations and write the mold remediation protocol for our remediation technicians to follow.
2. Extract, Remove and Dry Water Immediately
Our mold remediation technicians use truck mounted or portable water extraction vacuums to remove bulk water from flooded areas. Once the bulk of the water is removed, state of the art air movers and dehumidifiers are deployed to finish the drying process. Moisture meters and infrared thermal imaging cameras are used to verify the completion of the drying process.
To prevent mold spores as well as dust and construction debris from spreading to unaffected areas, the contaminated area is sealed off using 6 mil poly sheeting. We then utilize HEPA air filtration units to produce a negative pressure in the contaminated area. This HEPA filter will capture mold spores from the air stream to prevent the spread of mold spores as well as draw clean fresh air from the unaffected areas of the building into the contaminated area.
4. Disposal and Cleaning of Affected Materials
Some building materials are considered porous and cannot be cleaned and must be disposed of. These may include ceiling tiles, insulation, wallboards, carpet, soft furnishings, clothes, papers, and books. Other items such as wood framing members, plywood sheeting, and such are considered semi-porous. These materials can be cleaned by drying, sanding/scrubbing, HEPA vacuuming, and treating with an anti-microbial agent before re-using.Most non-porous materials such as metals, glass, and hard plastics may be cleaned with a mild soap solution depending on the degree of mold impaction.
After all the mold-contaminated materials are removed or cleaned, the building materials can be then tested to verify completion of the mold remediation process and then encapsulated with an anti-microbial coating.
